Why should I include a floor plan in my marketing? As a realtor you know how important it is to generate showings from motivated buyers, providing a floor plan is another part of the jigsaw that enables a potential buyer to consider the home. Especially useful for homes that don't show well, need remodeling or have a quirky layout
How long does it take to measure at the home? The average home takes 20 minutes plus 10 minutes for each 1,000 sqft plus 10 minutes for each floor. So a single story 3,000sqft home will take approximately 50 minutes.
How quickly can I get my plan? We can generally schedule your plan within 2-3 days and plans are available within 24 hours of our visit.
When do I pay? Invoices are issued between our initial visit and providing the finished plan. Plans are only emailed once payment is received. Payment can be check, cash or credit card
Can I upload the floor plan to MLS? Yes, the floor plan is provided in a PDF format and if required a jpeg which enables you to upload to MLS the same way as you would a photograph.
Should I get a 2D or 3D plan? Both are available, the 3D plan is a upgrade to the 2D plan, therefore we suggest you review the 2D plan and decide then if you would like a 3D version. Your first upgrade to a 3D plan is FREE Most clients find that a 2D plan is sufficient to show potential buyers the layout and flow of a home.
The home would greatly benefit from a small addition or some remodeling, can the floor plan illustrate that?
Yes, we are frequently ask to provide ‘as is’ plans and ‘proposed’ plans. Once you have your ‘as is’ plan simply mark on the changes and email back to us, we will create you a ‘proposed’ plan showing the new layout, our time for major edits is charged at $40 per hour.
Does the floor plan include total square foot measurements? No, we include the measurements of the primary rooms, not typically closets or hallways. The total square foot measurement used to calculate price per square foot is generated from an external perimeter measurement thus includes the thickness of all walls, our measurements are internal and taken between finished walls. If you would like the total square foot of a home verified we can arrange for an appraiser to accompany us, see our price list for the additional charge.
Will the floor plan show windows and doors? Yes our floor plan will show all major features, however please remember that our plans are for illustrative purposes How accurate are the measurements?
How accurate are the measurements? We use a laser tape measure and whilst every attempt is made to ensure the accuracy of the floor plan, all measurements and features should be considered approximate. Our floor plans are for illustrative purposes only. and will not show the measurements of features – only primary rooms.
Can you convert CAD or technical drawings into an easy to interpret floor plan? Yes, we will need a soft copy of the existing plans to create your consumer ready floor plan.
Can a floor plan be used in place of architectural / CAD drawings? No, our floor plan will only show a basic illustration of the layout and will not include the many measurements and minute detail required for a contractor to build a home.
Can a floor plan be used to obtain a City permit for minor alterations? Some clients have successfully obtained the relevant City permit using our floor plan as an illustration of the proposed work. Please check with the City, example plans can be made available.
